Forfeiture can be a stressful process for a landlord, and the larger the property the larger those levels of stress can become. Over the last few years Forfeiture of Lease have dealt with hundreds of landlords who are not only worried about the forfeiture itself but also the process following a forfeiture, basically what will happen when your tenant wants to regain access for the goods left in the property.
As most Landlords are aware dealing with nuisance tenants can be troubling, that is why most forfeiture companies will offer an additional, post forfeiture, solution. This is something called supervised access.
With supervised access your tenant will be allowed to re-enter the premises under the supervision of a fully qualified high court officer to ensure no damage is done to the property avoiding any further costs to you for any additional repairs needed.
We have found that supervised access alleviates the worries that forfeiture can cause, be that from staff safety to avoiding arguments with former tenants when it comes to arranging the details of re-entry. Most companies will give the option to arrange the re-entry themselves but for those especially tricky tenants it is always recommended.
